Incorporating these Feng Shui tips into your home, or your client's home can help move the Qi (also known as energy or "chi") towards a quicker closing.
Bring attention to your front door. The front door to your home is where energy (people, opportunities, intentions, etc.) first enters into your space. It should be welcoming- clean, free of debris and clutter. Fresh plants or flowers will help to signify growth, and a newly painted door will also point towards a fresh beginning. Make sure the entrance is well lit, the house number is easy to read, and welcome opportunity into the home with a welcome mat. The color that the door is painted can also help support the energy of the space.
Remove personal belongings within the rooms, and clutter from surfaces. Buyers want to be able to imagine themselves within the space, and looking at the memories of others occupying the space does not leave room for picturing what their lives could look like inside.
Consider the placement of your furniture and decor. Ideally as people move through the space, they should be able to walk freely through the space, and furniture placement should not create a block in a pathway, but encourage a meandering flow. Mirror placements and bed placements should also be considered as they can either amplify beauty and a feeling of peacefulness within the space or in contrast, act as a deterrent.
Balance the elements. Ideally all 5 of the elements; fire, earth, metal, water, and wood should be within balance. Too much or too little of one element may discourage a potential home buyer as the house will feel out of balance as they are walking though the space. Color theory and natural elements play a role in balancing Qi. For example, while the color of water, blue, can be very calming- an imbalance of it might make someone feel too introspective.
Set the intention for the space. For example, if the intention is for the home to sell to a new family that will care for it, and enjoy it as you have- ensure that intention is felt throughout. The home should be sold operating in line with that intention. Repairs made should be made so that there are no leaky faucets, the lights work as they should, things that are broken should be fixed, etc. The intentions of the sellers should be aligned as well. Often times if a home is sitting stagnant, the current residents are not all aligned with the same intention to leave. Operating under the same intention will help to move the old Qi out, and attract new Qi in.
